What a home listing on Facebook needs
Photos first. Bright, wide, uncluttered. Shoot on a sunny day with every light on: the front of the house, the kitchen, the living room, each bedroom, each bathroom, the yard. The first photo decides whether anyone taps, so make it the front of the house or the best room.
The key facts in the first two lines. Price, number of bedrooms and bathrooms, square footage or floor area, lot size, and the neighborhood or street area. For example:
For sale by owner: 3 bed, 2 bath, 1,650 sq ft, $389,000 — Maple Heights Updated kitchen (2022), new roof (2021), fenced backyard, two-car garage. Walking distance to Lincoln Elementary and the park. Viewings by appointment; message me for the full details and disclosure documents.
Then the details. Year built, recent updates, heating and cooling, property taxes, any homeowners' association fees, schools, commute, and what stays with the house.
Describe the home, not the buyer. In the US, the Fair Housing Act prohibits ads that state a preference for or against buyers based on race, color, religion, sex, disability, familial status or national origin, and many other countries have similar rules. "Great for a young family" or "perfect for Christians" crosses that line; "three bedrooms near the elementary school" doesn't.

Where home buyers are on Facebook
Search Facebook, filter by Groups, and join the active ones among:
- Real estate and homes-for-sale groups for your town, county and region: "homes for sale [town]", "[county] real estate", "for sale by owner [state]".
- Relocation and newcomers' groups: "moving to [city]", "new to [town]", expat groups. People here are often months from buying.
- Community and neighborhood groups that allow property posts; neighbors often have friends or family who want to move closer.
- Investor groups for your area, if you're open to cash buyers.
- Buy and sell groups that accept property, usually stated in their rules.
Read each group's rules first. Many real estate groups allow FSBO posts on certain days, require the price, or limit how often you post the same property.

Handling inquiries and viewings safely
- Screen before you show. Ask whether they're pre-approved for a mortgage or buying with cash, and what their timeline is, before booking a viewing.
- Don't show the house alone. Have someone with you, and keep valuables, medication and documents out of sight.
- Watch for scams. Wire-transfer requests, buyers who "can't see it but want to send a deposit now", and anyone asking for personal financial details. Scammers also copy FSBO photos into fake rental ads, so search your own address now and then.
- Use a professional for the paperwork. A real estate lawyer, conveyancer, title company or escrow service, depending on where you live, handles contracts, disclosures and closing.
